Village at Magnolia Square First Traditional Neighborhood in East Baton Rouge Breaks Ground in Central

The first Traditional Neighborhood Development approved under the TND ordinance in East Baton Rouge Parish, The Village at Magnolia Square, held its ground breaking ceremonies in the City of Central on Feb. 22.

The 185 acre project located on Lovett Road will include 510 classically designed front porch style homes as well as about 15 retail shops including a café, specialty grocer, coffee shop, health club, daycare and boutique shopping. Home prices are expected to range from $185,000 to more than $1 million.

The ground breaking ceremony was lead by developers Jimmy Nunnally, Steele Pollard and Central Mayor Shelton “Mac” Watts. Also in attendance at the ceremony and luncheon were Central’s city and civic leaders and renowned architect Steve Oubre, who is the land planner for the development.


“Magnolia Square, located in the newly incorporated City of Central, will showcase what can be done with well thought out land planning and classic architectural styles,” Pollard said. “We are returning to classic Louisiana architecture of Creole and Acadian, it’s all about big front porches, tall ceilings and great craftsmanship.”


During the ground breaking ceremony Nunnally and Pollard dedicated a large live oak tree located near the front of the development as the George W. Eisworth Oak. This was done in recognition of the man and his descendants who owned, farmed and ranched on the land until 2007.


Pollard also thanked the many firms, governmental offices, civic leaders and homeowner’s associations who helped shape the development during the long planning and permitting process, starting over a year and a half ago.


Nunnally thanked the city leadership for their steadfast determination and forethought in incorporating the new city, forming their own school system and implementing planning standards for the future development in this community. He also gave the crowd on hand, a brief history of the land dating back to 1938 when Mr. Eisworth purchased the original parcel of his farm. Coincidentally, Feb. 22 is Mr. Eisworth’s birthday, as he was born on that day in 1911.


In closing the groundbreaking ceremony Pollard said, “Let this development and the City of Central lead this state and nation in smart growth and strong civic leadership.”
